What Rental Intelligence is

Most rental content online is an estate-agent shop window. Rental Intelligence is the opposite — independent research that treats renting as a decision worth getting right. We map what each area costs to rent, translate those rents into the income you actually need, show where the genuine value is, and give an honest read on who each area suits. It sits alongside our Property Intelligence (which is for buyers and investors) as a separate, renter-focused pillar of Hall's Homes UK.

The line we hold: Rental Intelligence is about renting — affordability, locations and market data. It does not chase buy-to-let yields (that's Property Intelligence) or sell you a development. Every page is free, ad-supported, and free of the sign-up walls and lead-capture forms that clutter the rest of the market.

Our methodology & sources

We are upfront about where the numbers come from and how confident we are in them — because a rent figure is only useful if you know what it's based on.

Where the rents come from

Average asking rents are triangulated from the major portals (Rightmove, Zoopla, OnTheMarket), Home.co.uk aggregates, ONS/VOA private-rental data and dated local-agent reports — cross-checked, not taken from a single source.

Asking vs achieved

Most portal figures are asking rents, which run slightly above achieved rents. We say so, and we treat the figures as indicative, not transacted.

Affordability rules

We convert rents to the income you need using the standard 30%-of-income rule and the 30× monthly agent-referencing threshold, and show the deposit cap for each nation — 5 weeks under the Tenant Fees Act in England, and 2 months in Scotland (Edinburgh, Glasgow).

We re-verify each city's data quarterly. Hall's Homes UK has no commercial relationship with any portal, agent or landlord named — no pay-to-appear, no pay-to-rank.
