The Bristol rental market

Bristol is one of the most expensive and competitive rental markets outside London — powered by a fast-growing tech, creative, aerospace and professional-services economy, two large universities (Bristol and UWE) with tens of thousands of students, and chronic undersupply that keeps well-priced homes letting within days. That demand plays out across very different submarkets: premium period Clifton and the harbourside, professional-and-student Redland, Cotham and Bishopston, creative and family Southville and Bedminster, gentrifying east-Bristol Easton, St George and Stokes Croft, aerospace-driven Filton and Horfield, and premium family suburbs like Henleaze and Westbury-on-Trym. Rents rose around 8% in the year to spring 2026, among the fastest of any major English city.

These are asking rents averaged across our tracked areas; achieved rents run a little lower, and the ONS city-wide mean was about £1,226 for a one-bed in spring 2026. Treat them as an honest orientation, not a precise transaction figure.

Rental affordability — what you need to earn

Rent only means something against income. Two rules dominate: the common budgeting guide that rent should be about 30% of gross income, and the letting-agent threshold that many require an annual income of 30× the monthly rent. Here’s what Bristol’s averages imply:

Most expensive areas to rent

At the top end, Clifton (~£1,400 one-bed), Bristol City Centre & Harbourside (~£1,300) and Henleaze & Westbury-on-Trym (~£1,300) command a premium for location, amenity and demand.

City centre vs suburbs

The clearest divide in Bristol renting is central premium versus suburban value. Central and premium areas give you a walkable, transport-rich life in mostly one- and two-bed flats — but at the city’s highest rents (around £1,400 for a one-bed). Value areas like Easton & Greenbank, Stokes Croft & St Pauls and Fishponds trade some centrality for much lower rents (~£1,000–£1,050). As a rule of thumb, moving from the dearest to the cheapest area saves roughly £400 a month on a one-bed.
