Hall's Homes UK is a free resource for anyone buying, moving, or trying to make sense of the UK property market. It started from a straightforward frustration: most mortgage calculators either give you a number with no context, or bury the useful information under a sales process. Neither is helpful when you're trying to work out whether buying is actually realistic for you.

The site runs five free calculators — mortgage repayment, stamp duty, affordability, overpayment, and deposit savings — alongside a growing library of practical guides on mortgages, EPCs, stamp duty, costs, and the things nobody tells you about moving in. Everything is written for a UK audience, updated regularly, and as free from jargon as possible.

What we are

An independent UK site, run by one person. No mortgage broker, no lender, no financial adviser. The calculators give you planning figures; the guides give you context. Neither replaces speaking to an FCA-regulated professional before you make a real borrowing decision — and we say so clearly, repeatedly, because it matters.

What we are not

We do not sell mortgages, recommend specific lenders, take referral fees from brokers, or run any form of lead generation. If a link on this site is an affiliate link (for example, to an EPC provider), it is clearly labelled. We do not have undisclosed commercial relationships with any mortgage or property company.

How the site is paid for

Advertising (Google AdSense) and a small number of affiliate links — for example, to EPC providers where relevant to the content. Affiliate links are labelled. No lender, broker, or property company pays to influence what we write or recommend.

Accuracy and updates

UK mortgage rates, stamp duty thresholds, and lending criteria change frequently. We include a "last reviewed" date on all guides and aim to update them within 90 days of material changes. Figures in the calculators are estimates based on inputs and standard assumptions — they are not quotes and do not account for individual circumstances. Always verify with an FCA-regulated broker before making a borrowing decision.
