Port Loop is a phased neighbourhood being built on a genuine island — a 43-acre site wrapped by the Birmingham Canal Old Line and the Birmingham Canal in Ladywood, about fifteen minutes' walk from the city core. It's a joint venture between Urban Splash and Places for People, in partnership with Birmingham City Council and the Canal & River Trust, masterplanned by Maccreanor Lavington with phases by shedkm and Glenn Howells Architects.
Well over 100 homes are already built and occupied — Mansion House completed in early 2025, and the first 30 homes of a 124-home affordable phase were handed over in March 2026 — alongside South Loop Park, Ladywood Leisure Centre and the YARD arts space. The wider masterplan runs to over 1,000 homes delivered in phases over the coming years, mixing modular design-led houses with canalside apartments — the current apartment phase is Mansion House, 58 two-bedroom homes along the canal. Port Loop prices by phase, and availability moves quickly, so treat these as reference points rather than a price list: Urban Splash's published example is a 1,500 sq ft house at £410,000, its buyer registration spans budgets from £150,000 to £600,000 across 1–5 bedrooms, and the Mansion House canalside apartments are on sale from £295,000 — with a Places for People shared-ownership route from a 32% share (full market values £277,500–£302,500, 999-year leases, and a £3,000 key-worker completion incentive as of August 2026). Ladywood sits west of the core — this is neighbourhood Birmingham, not tower Birmingham. The island setting means water on every side, towpath walking and cycling routes into town (Brindleyplace is on the same canal line), South Loop Park at the centre of the site, and a resident community that's been growing since the first phases. The trade-off versus the city-centre schemes: fewer doorstep amenities and a 15-minute walk or short cycle to the core, in exchange for space, gardens and genuine quiet.
Port Loop is unusual among Birmingham schemes in offering houses with gardens as well as apartments, which widens the financing picture: a house is mortgaged like any other home, while apartments follow the usual new-build leasehold route with a service charge that feeds affordability. Phased delivery means some homes are ready now and some are off-plan, where a formal mortgage offer comes near completion.

For investors, Port Loop's houses are the differentiated asset our BTR analysis points to: the institutional pipeline is pouring 2,500+ one and two-bed apartments into the city — it builds no family houses. A three or four-bed house with a garden, walkable to the centre, targets the family-rental market the towers can't touch, with correspondingly less new supply competing against it. With two-bed apartments in the wider B16/B18 area letting around £1,250 a month, houses of this size should let comfortably above that — though on-site rental evidence at Port Loop itself is limited, so verify against live listings.
Balance: phased masterplans evolve — later phases, tenure mix and delivery pace can change; Ladywood's wider regeneration is earlier-stage than Digbeth's — though it is now advancing: Birmingham City Council signed a development agreement with St Joseph (Berkeley Group) in April 2025 for a £2.5bn, 20-year regeneration of the neighbouring Ladywood Estate targeting up to 12,000 homes, with construction not expected before 2028; and resale liquidity for modular construction, while improving, has a shorter track record than brick-built stock.
