The running cost of a luxury high-rise apartment is dominated by the service charge, which covers maintenance of the pool, gym, concierge, lifts and building fabric. This has not been officially confirmed on the developer's UK website. Before reserving, request the confirmed service charge schedule and factor it into your affordability calculations.
High-rise lender restrictions apply to the Centenary Tower
At 45–46 storeys, the Centenary Tower falls into the category where some lenders restrict loan-to-value ratios or decline to lend entirely. Gateway 2 approval is a positive signal, but buyers should engage a specialist mortgage broker before committing — not after. Finding out a preferred lender won't lend after you've paid a reservation fee is an avoidable situation.
You cannot lock in a mortgage rate at exchange
Off-plan buyers exchange contracts (and pay their deposit) now but complete in 2028. UK mortgage offers typically last 6 months. You will take whatever mortgage rate is available at completion — which may be higher or lower than today's rates. This is not a reason to avoid off-plan purchases, but it should be factored into financial planning alongside a contingency buffer.
Review the lease before you exchange
Commission an independent solicitor to review the full lease before exchanging contracts.
