The one caveat worth stating plainly: Houlton is about 4 miles from the station, so the headline "49 minutes to London" assumes a short drive or bus to the platform first.

Houlton: the biggest new-build story near Birmingham

Houlton is being built on the 1,170-acre former Rugby Radio Station site, with 5,952 homes consented (marketed as around 6,200) and the first residents having moved in back in December 2017. What makes it stand out from a typical estate is that the infrastructure came first: Houlton School (an all-through secondary rated Good at its first inspection in 2024, built inside the restored radio-station building), a primary school, a second primary and district centre in the masterplan, The Exchange co-working hub, a farm visitor centre, cafes, and gigabit broadband throughout. It genuinely functions as a community rather than a commuter dormitory.

This sits within a wider ~5,000-home South West Rugby allocation with its own planned schools and district centre — so, like Houlton, expect years of growth. This is Rugby's other standout. The town has two selective state grammar schools — Lawrence Sheriff School (boys, rated Outstanding) and Rugby High School for Girls — with entry via the Warwickshire 11-plus. That's a combination almost no other location in the cluster can match, and it's a major reason ambitious families look here. Add Houlton School's Good rating, new primaries across the masterplan, and the prestigious independent Rugby School in the town centre, and the schooling offer is deep. One honest note: Ashlawn School in south Rugby was rated Inadequate at its last headline inspection, so families should check which catchment a specific address falls into.

The lifestyle

Houlton offers a modern, walkable, amenity-rich version of community life — co-working, cafes, a farm centre, country walks and fast broadband — while Rugby town centre adds a full market-town offer and, of course, the sport's birthplace heritage. Cawston is a settled family suburb with quick access to the A45 and M45. It's less about historic charm than Kenilworth or Warwick and more about practicality, space and value.
