After years of council-led stalling — worsened by the city council’s effective bankruptcy — delivery was reset in March 2025 when Homes England bought the site and became lead delivery body, working with Nottingham City Council and the East Midlands Combined County Authority. The plan is a mixed-use quarter of ~1,000 homes plus commercial and community space.

Two honest qualifications. First, the parts that are delivered are the public realm and civic anchors — the new Central Library, the Green Heart urban park, the bus station and car park, and the adjacent Nottingham College City Hub — not homes. Second, the housing has no appointed developer, no confirmed full funding, and is not expected to start before around 2028. The much-publicised Heatherwick vision to retain the old frame was scrapped in 2025; it is now a conventional cleared-site redevelopment.
