The entry points are close — a Contour two-bed at New Jackson from around £430,000 against Viadux Phase 1 two-bed resales at £450,000–£500,000 — so this isn’t a budget decision the way Viadux vs Middlewood Locks is. The real financial difference is running costs and choice: New Jackson’s service charges (around £3.45–£3.90 per square foot) undercut Viadux’s estimated ~£5,000-a-year on a one-bed, and New Jackson offers far more availability across its completed towers. Viadux is a statement building: the 76-storey Nobu Residences tower is designed to be seen and named, and its scarcity is the point — 827 homes, one address, one brand. New Jackson is the opposite proposition: a whole high-rise neighbourhood that Renaker has been building since 2017, where Deansgate Square already defines the skyline and thousands of residents are in place. If you want the icon, Viadux; if you want the established quarter with choice and a lower cost base, New Jackson. Both put you the same five minutes from Deansgate.
Both are premium capital-growth plays with strong central-Manchester rental demand, and both carry the same core discipline: premium running costs compress net yield, so judge every deal on net figures with the real service-charge schedule. New Jackson’s edge is a lower service charge and immediate, mortgageable resale stock; Viadux’s edge is the Nobu-brand rental and resale premium, offset by higher charges and a Phase 2 timeline that rewards patience. New Jackson’s own scale is also a supply factor — a continuing pipeline of towers competes for tenants — while Viadux’s scarcity works the other way.
