The residential story turned real in July 2025, when the first phase — 879 homes across Plots J and K, designed by Studio Egret West and shedkm — was approved (planning ref 141788/FO/2024) with a 20% affordable-housing target. Site start was targeted from 2026, with first homes expected around 2030. Crucially for buyers: this first phase is build-to-rent — the homes will be for rent, not sale.

You cannot buy a home at Mayfield today, and the first 879 homes will be rentals. If an agent or listing suggests Mayfield units are available to purchase, treat it with caution — nothing was being marketed at the time of writing, and the approved phase is build-to-rent with a letting launch (not a sales launch) the likely route to market around 2030.
