Morley and Cross Gates both have their own rail stations with a 10-15 minute run into Leeds, so you get value rents without sacrificing the commute. Morley adds a market-town feel and the White Rose office-and-retail cluster.
Armley and Beeston have the lowest rents in our set and the highest rental yields in Leeds, on cheap terraced stock close to the centre - Beeston sits right beside the South Bank regeneration. Both are bus-reliant and hands-on, so weigh the trade-offs.
