Cheapest with a fast commute: Parkhead or Dennistoun

Parkhead & Bridgeton and Dennistoun both reach the centre in five-to-eight minutes by rail, so you get value rents without sacrificing the commute. Dennistoun adds one of the city’s best independent food-and-bar scenes along Duke Street.

Cheapest overall: Springburn & the East End

Springburn & Sighthill have the lowest rents in our set, beside the £250m Sighthill regeneration and a new footbridge that puts you a ten-minute walk from George Square. The trade-off is older, mixed stock and thinner listing supply, so weigh the area carefully.

Cheapest for students: Partick

Partick is the value way to live by the University of Glasgow - West End access and the city’s best transport interchange at a lower price than G12 - though much stock is shared HMO housing, so per-unit figures are indicative.

How to rent for less in Glasgow

Beyond choosing a cheaper area: use the fast East End rail (Parkhead, Bridgeton, Dennistoun) to trade a short commute for a lower rent, share a two-bed over a solo one-bed, remember that Scotland’s open-ended Private Residential Tenancy lets you leave on 28 days’ notice, and always check the income you will need. Run any rent through the affordability calculator to see it against your salary.
