Viadux is a landmark scheme by Salboy — the Manchester developer backed by Fred Done — on a former car-park site wrapped around the Grade II-listed railway viaduct just off Deansgate, moments from Deansgate–Castlefield and Manchester Central. Phase 2, known as Viadux 2, is the headline act: a 76-storey, ~246-metre tower holding 452 Nobu-branded residences and a 160-room Nobu Hotel, which will be the tallest building in the UK outside London. Its groundbreaking in November 2025 was attended by Nobu co-founder Robert De Niro.

Because the building is complete, you're buying a resale — so you can view the exact apartment and its outlook rather than a computer render. Service charges are estimated near £5.34 per square foot (roughly £4,000–£4,300 a year on a two-bed), with peppercorn ground rent; the amenity package (pool, spa, cinema) is generous but that is what drives the charge, so get the current figure in writing.
Phase 2 Nobu Residences is a different market entirely — branded, ultra-premium, released in stages and priced accordingly.
